Our 3051 Edison Way project is planned as a 77-unit (one 2-bedroom manager’s unit) income restricted affordable housing project. The site is located in the North Fair Oaks district of unincorporated San Mateo County and within the Redwood City sphere of influence. The site is within a highly walkable area of the North Fair Oaks district and approximately 1.5 miles from the existing Caltrain station and less than 1/8 mile from a regional bus stop with less than 20-minute headways. In addition, Costco, Target, and other retailers are less than ½ mile from the site. The building is designed to serve households ranging from 15% to 60% AMI income levels, with 18 units set aside for adults with Intellectual and Developmental Disabilities (I/DD) and 18 units set aside for PSH residents who meet the HUD definition for homeless, the remaining 40 units are restricted to households at 60% AMI. The project is comprised of 76 one-bedroom units and a two-bedroom unit for the manager. The structure will be six (6) stories tall with five levels of residential units over a concrete-podium parking garage. The project will be served by a central elevator, an onsite property manager, and a secure entrance. The development will include amenities, case worker offices, and well programed common area. Some of the amenities planned for the project include but will not be limited to a computer lab, a full kitchen with a dining area, TV lounge, and an outdoor deck. St. Stephens Senior Housing was created when St. Stephens Lutheran Church agreed to ground lease a portion of their property for affordable senior housing. St. Stephens affordable homes are a result of an innovative collaboration between the faith-based community, local advocates, public agencies, and private partners to address the high costs of living for seniors with fixed incomes. Iman Novin was the Project Manager at MidPen Housing for the St. Stephens development and was responsible for guiding the project design team and securing entitlements. Iman Novin served as a project manager for Madera Vista, and was responsible for leading the debt and equity closings with Wells Fargo, as well as managing construction of Phase II from start to finish.
